Heard a statistic that package theft in Washington DC is the 4th highest in the country with 213 incidences per 1000 households. That’s 21.3% crime rate…nuts! And worse, there are three other places where it’s worse.
 
Issues with the plumbing? Time to upgrade to a tankless water heater?
Water heater controller went, thought it was just the thermopile but that didnt fix it. Going to tankless is 2x as much, needs a larger gas line and new holes in the roof, so its going to be replaced with another tank

I had to go tankless a few years ago. My water heater closet is behind the furnace and under the stairs. We could only get a 40 gallon into the position without having to remove and reinstall the furnace. We had to have intake and exhaust rerouted and walls repaired. We had a 90° bend so the venting went out the siding instead of roof as the attic wasn’t high enough for vertical exhaust.

We had a bigger gas meter installed with the new kitchen remodel since that unit requires 0.75” gas line, tankless was 0.75” line and then 0.75” for the furnace. Turns out during winter, I might be cooking breakfast while my wife showers, and the heater runs.
